Job Title: Senior Project Manager

The purpose of this position is to provide project & programme management services in EMEA to the Clients Project Management team with the operation, administration, financials and management of construction projects from inception through to completion and handover.

The role also requires leading multiple projects at the same time. Leading multi-disciplined real estate projects for the client, with direct accountability for project delivery, ensuring it aligns with client requirements, design standards, programme and budget.

Key Responsibilities

Lead the project team on all facets of project management (budget, schedule, procurement, quality & risk) for individual real estate projects throughout EMEA including planning, design, construction, occupancy and closeout, working closely with the Client Project Manager to ensure project goals are met, developing and implementing action plans to correct variances.
Prepare scope of works, project execution documentation and conduct RFP's (Request For Proposals) in procuring design teams for large scale projects, to meet the client's requirements aligning to design standards, programme, budget and the Clients culture and values.
Working directly with the clients Project Management Team, develop strong working relationships with the key project stakeholders including, Audio Visual, Security, Events, Finance, Legal, and Culinary teams to anticipate and respond to the client's needs and concerns.
Review all project related designs, specifications and documentation to highlight design errors, inconsistencies or lack of compliance with the client's design standards, in order to minimise change during the construction phase.
Interfaces directly with clients to define project requirements. Prepares scope of work, project delivery resource requirements, cost estimate & budget, cash flow, programme & milestones, quality control, and risk identification.
Identifies project delivery resources from pre-qualified lists or through individual project qualification process; conducts standard to complex request for proposals; completes bid analysis; leads evaluation interviews and makes reasoned recommendations to the client.
Be the client representative and lead and manage the appointed in country multi-disciplinary project design and PM teams delivering the project for the client, providing project guidance and direction and ensure project goals and client requirements are delivered.
Tracks progress of each project against goals, objectives, approved budgets, approved timelines. Reports status and variances. Creates action plans to meet objectives, budget and schedule.
Has several years of a track record of working as a Snr PM delivering fit out projects.
Demonstrates a knowledge of construction projects, project management, delivery of construction projects at a Snr level, construction processes and fit-out projects within the context of business results (business case, larger economic implications, business risk, etc).
May provide formal supervision and mentoring to other Assistant PM's and other PM team members. May prepare and deliver performance appraisal for staff. Mentors and coaches team members to further develop competencies. Leads by example and models behaviours that are consistent with the company's and client values and culture.
Ensure change management processes is implemented by in country consultancy teams to assess change requests, make recommendations, secure client approvals, and instruct change orders. Assesses change requests to determine validity, impacts to scope, budget, schedule, quality and risk.
Implements and adheres to the client's project documentation structure in order to ensure project data integrity and documentation is accurate, timely and coordinated.
Identification of project risks, develop risk mitigation and contingency plans, and implement action plans to reduce or eliminate project risks, ensure all client stakeholders are fully updated throughout.
Lead the project closeout process, including closely working with operational teams to ensure a smooth handover of completed projects to facilities and maintenance teams.
Other duties may be assigned as required to assist in the successful delivery of any project.Education

Undergrad degree in a technical area of study. Preferred 6 years of related experience and/or training.
Supplementary PM qualification is preferred.
PM Specific certificates / licences required including APMP, LEED, RICS or equivalent (Desirable)Skills

Requires in-depth knowledge of financial terms and principles. Ability to calculate complex figures. Ability to forecast and prepare budgets. Conducts financial/business analysis including the preparation of reports.
Ability to solve advanced problems and deal with a variety of options in complex situations. Requires expert level analytical and quantitative skills with proven experience in developing solutions to problems. Draws upon the analysis of others and makes recommendations that have a direct impact on the company and projects.Aptitude

Experience of and has capability to read, understand, analyse and comment on standard documents affecting real estate construction projects, including but not limited to agreements/contracts, leases, design standards, project charters, surveys, schematics, drawings and specs.
Experience of working in commercial office fit-out projects.
Experience in managing several projects at the same time.
Experience of Laboratory and / or clean room projects is an advantage.Circumstances
